Glen is an incredible professional. The restoration job he did on some 65 year old floorboards at my mum's house in Miranda was amazing. Not only do the floorboards now look brand new, there was no mess and no damage to skirting boards or doors. Glen is a very personable bloke who obviously takes great pride in his work, and I thought his price was very reasonable. I chose Glen based on the reviews I read here but the finished product was even better than I had hoped for. I can highly recommend Glen to anybody who wants high quality service. Thanks Glen - it was an absolute pleasure to deal with you.Posted on Google![]()

We had the timber floors in our house re-done by Glen. They were originally done about 8 years ago and it was a disappointing and poorly done job. I particularly wanted our floors oiled this time and not lacquered and we found other services did not provide this and tried to talk us out of it. When we met Glen he very quickly won us over with his professionalism, passion and work ethic and he knew exactly what we wanted. We were rewarded with an absolutely first class job that has us wishing we had found him when we first had out floors done. The oil brings out the beautiful red colour of our Jarrad boards and everyone who comes to our house comments on them. He was able to repair the botched sanding from our previous sand. Our floors look new and look stunning. A great guy, great worker and value for money, would highly recommend him to anyone.Posted on Google![]()

One Craftsman, One Standard, Start to Finish
Floor sanding and polishing is only as good as the hands doing it. For over 35 years, Glen has personally sanded and polished timber floorboards in homes across southern Sydney, so the person who quotes your floors is the same person who sands and coats them.
There are no subcontracted crews and no revolving door of casual labour, which is how the finish stays consistent from the first board to the last. If you have been let down by an inconsistent result before, this is the difference you can feel underfoot. You can read more about Glen Gilbertson Floor Sanding and the standard behind every job.
How Glen Sands and Polishes Your Floors
Sanding and polishing are a single, combined service done in one visit. Whether you call it timber floor sanding, floorboard sanding or timber floor polishing, it is the same careful process of removing years of wear and finishing the boards to a durable, even sheen.

Sanding back the timber
A careful multi-grit progression lifts old coatings, scratches and marks while preserving as much timber thickness as possible. That matters, because a solid floor sanded with care today can be sanded again years from now.

Colour and finish
Where you want it, staining and colour-correction match your existing timber or achieve a new look, worked out with you rather than pulled from a chart.

Polishing and coating
ardwood and wood floor sanding, engineered boards and softer timbers each call for a slightly different touch, and Glen adjusts accordingly.
Expert Floor Sanding in Bellevue Hill
A clear, unhurried process is what separates a floor that lasts from one that needs redoing. Here is how every job runs.
- 1. On-site assessment Glen visits in person to look at the actual boards, check the timber species, moisture and condition, and understand what the room needs. Nothing is guessed over the phone.
- 2. A clear scope before any work begins You are told exactly what the job involves and what to expect, so there are no unknowns once the sander comes out. If a floor is not right for sanding, Glen will tell you honestly rather than take the work.
- 3. Sanding and preparation Furniture is worked around with care, edges and corners are done by hand, and the boards are taken back evenly ready for finishing. Skirting boards and doors are protected throughout.
- 4. Polishing and coating Your chosen finish, whether a natural oil or a hard-wearing coating, is applied in layers with the right drying time between each for a result that holds up to real family life.
- 5. Final check and aftercare Glen checks the floor room by room, leaves the site tidy, and gives you clear aftercare advice tailored to your coating so the finish lasts.
The Finish That Suits Your Home
The right finish depends on how you live, not on what is quickest to apply. Glen talks you through the options honestly so the floor suits your home and your household.
Natural oils
Oils soak into the timber and bring out its natural depth and colour, with a softer, matte look that is easy to patch and refresh over time. A popular choice where owners want the grain to show rather than a heavy film on top.
Hard-wearing coatings
Water-based and other durable coatings sit on the surface and stand up well to busy households and pets, in a matte, satin or gloss sheen to suit the room. Glen will explain the trade-offs rather than steer you toward one option.
Timber We Regularly Sand and Polish
Glen works across the timbers found in Sydney homes, adjusting technique to each one:
- Blackbutt and Spotted Gum
- Jarrah and other red hardwoods
- Tasmanian Oak
- Oak and engineered oak
- Cypress Pine

Why Sydney Homeowners Choose Glen
The person who quotes is the person who sands
There is no project manager between you and the work, and no crew you have never met turning up on the day. Glen answers his own phone, does the assessment, and completes the floor himself.
Proof on the floors that matter
Glen’s over 35 years include timber floors in the Sydney Opera House, Government House, Westfield centres and Holsworthy Barracks, venues that leave no room for a second-rate finish. Your home receives that same standard, whatever its size.

Frequently Asked Questions
How much does floor sanding and polishing cost in Sydney?
It depends on the size of the floor, the timber species, the condition of the boards and the finish you choose, so an honest figure only comes after Glen has seen them in person. Rather than a phone estimate that changes later, you get a clear scope and quote on the day. For what shapes the price, see the floor sanding cost guide.
Do you sand and polish the floors yourself or use subcontractors?
Glen does the work himself. The person who quotes your floors is the person who sands, stains and coats them, which is how the standard stays consistent from the first job to the last.
How long does floor sanding and polishing take?
Most Sydney homes take 3 to 5 working days from start to finish, with sanding first, then coats with drying time between each. Allow a few more days of light use before heavy furniture goes back.
Should I choose an oil or a coated finish?
It depends on the look you want and how busy the household is. Oils show off the grain and are easy to refresh, while hard-wearing coatings stand up well to pets and heavy traffic. Glen talks you through both honestly so the finish suits your home.
How often should timber floors be sanded and polished?
A full sand and polish is generally needed every 7 to 10 years, while a maintenance recoat every 2 to 4 years protects the timber and delays the bigger job. A solid floor can usually be sanded several times across its life.
Which areas of Sydney do you cover?
Glen works across the Sutherland Shire, St George and the Eastern Suburbs, south of the Harbour Bridge. See the Sutherland Shire and Eastern Suburbs pages, or get in touch to book a visit.
